Our prices
If you haven't used a solicitor before, one of your first questions will be "how much do you charge?". Every matter is different, but we've helped people in Devon for many years, so the guide below shows what clients typically pay. We always confirm your fee before we start.
Conveyancing fees
Our usual legal fee for buying or selling a freehold home. These examples assume the property is not a new build and that you have the funds in place to pay for it.
| Property value | Our legal fee |
|---|---|
| £200,000 freehold | £1,000 |
| £400,000 freehold | £1,200 |
| £500,000 freehold | £1,500 |

Fees vary from case to case. As a guide, they are likely to fall within these ranges.

A single property and a small number of bank accounts and investments.
More complex estate
£2,500 - £3,500
Estates that are more involved than a simple estate.
Larger or taxable estate
£4,000 - £6,000
Larger estates, or those where Inheritance Tax is payable.
Probate disbursements
Disbursements are costs paid to third parties on your behalf. The most likely are:

Other disbursements will be advised as required - for example accountants' fees, or statutory advertisement fees to protect your position from unknown creditors - and will be agreed with you case by case.
Probate timescales
3 - 6 months
Where no full Inheritance Tax return is needed.
4 - 8 months
Where a full IHT return is needed. A formal clearance letter from HMRC can take longer.
Varies
Where a property must be sold - this depends on finding a buyer and how quickly the sale proceeds.
Timescales refer to administering the cash element of the estate and depend on its complexity, the valuations required and any claims for relief that HMRC needs to consider.
